Residents are ready to fight against plans which would see a village increase from just 28 houses to 148 homes on a former factory site.
The former International Flavors and Fragrances site in Stafford Park, Liston, has been earmarked for a new estate by developer Bonnington Investments, which would include the building of 100 dwellings and the change of use of existing buildings to create up to 22 apartments as well as a community centre.
The outline planning application has been made to both Babergh and Braintree District Councils, with the inclusion of plans for the remediation of a landfill site to the north of the River Stour, which contains by-products from the former factory.
Possible contamination of the area and the river itself is just one of many concerns held by many Liston residents.
Other issues include increase in traffic, the size of the development, lack of amenities and the risk of flooding.
In a letter Allan Binks, chairman of the Liston Residents Association, said: “We believe such a development would change the very nature of Liston and surrounding villages.
“Together with planned developments in Sudbury and Long Melford, it would have the effect of absorbing our villages into an enlarged urban area.
“Quite apart from the effect of multiplying dramatically the traffic along narrow lanes, the effect on wildlife would be catastrophic.”
Tony Clayton, councillor for Liston on Foxearth and Liston Parish Council, is also against the plans.
He said: “Liston is a small parish of 28 houses and despite the developers misleading statement that ‘the site is one km from the hamlet of Liston’ the site is actually slap bang in the middle of Liston.
“The scale and density of the proposed development would seriously overwhelm the village.”
The application also proposes to carry out flood attenuation measures and engineering works to the River Stour.
“This site is situated in an area of high flood risk and no improvements will alter that fact,” said Mr Clayton.
“Having lived in Liston alongside the river for 15 years and experienced the ever increasing rate at which the River Stour floods, I can categorically state that I would never purchase a property on such a vulnerable site as Stafford Park.”
